Natural slate can often last a century or more when it's well maintained. So we sometimes reuse sound existing slates on a new underlay, rather than buy new material. Ridge and hip work is one of the most common repairs we carry out on slate and tile roofs. Bedding mortar naturally weakens over time, even when the tiles themselves stay sound. That's why we check ridge lines on every survey. In particular, a loose ridge tile is a common early cause of a leak that otherwise looks unrelated.
