A Homeowner's Roof Maintenance Checklist (Season by Season)

· Tecta Roofing

A roof rarely fails without warning. Most problems build gradually. A little routine attention through the year catches faults early, while they’re still cheap and easy to fix.

This checklist breaks maintenance down by season. That makes it easier to build into a habit, rather than only thinking about the roof once something has already gone wrong.

Autumn: before the weather turns

Autumn is the best time to get ahead of winter storms. A roof that’s sound going into the colder months copes far better with wind and rain. Clear gutters and downpipes of leaves and debris.

A blocked gutter overflowing down a wall is one of the most common causes of damp we see. Similarly, it’s worth a visual check for loose or slipped tiles. These are easier and cheaper to fix now than after weeks of autumn gales have made the gap worse.

Winter: watch, don’t work

Winter isn’t the season for climbing up to inspect a roof yourself — icy, wet conditions make that genuinely dangerous. As a result, this is more about watching for warning signs from the ground and inside the house. Keep an eye out for damp patches on ceilings.

Watch for icicles forming unevenly too — that can point to heat escaping through poor insulation. Also watch for any sagging in the guttering under the weight of debris or ice. If a storm does cause damage, our emergency roofing guide can help. It covers what to do while you wait for a proper repair.

Spring: assess the winter’s toll

Spring is the natural time to properly assess what winter storms may have done. Wait until conditions are safe enough to inspect the roof properly. Check for tiles dislodged by wind and damaged flashing around chimneys.

While you’re up there, check for any moss that’s taken hold over the wetter months. Our guide to moss on roofs explains when it’s worth removing. This is also a sensible time to book a professional survey, if you’ve noticed anything concerning. Do it before the demand for summer re-roofing work picks up.

Summer: plan bigger projects

Drier, longer days make summer the practical window for any larger roofing project. That could be a full re-roof, a loft conversion, or fascia and guttering replacement. Work can proceed without weather delays.

It’s also a good time to check loft ventilation is working properly. Poor airflow can lead to condensation problems. That shows up as damp timber later in the year.

Building a simple annual routine

Still, none of this needs to be complicated. A quick visual check each season helps. So does clearing gutters twice a year.

Add a professional survey every few years, or straight after any storm, and that covers most of what keeps a roof sound. If it’s been a while since your roof was properly looked at, we offer free surveys. This covers homeowners across Bickley, Petts Wood and St Mary Cray. Our signs you need a new roof guide is a useful reference to keep alongside this checklist.
